How long driveway sealer really lasts, and how to tell when it is due

Forget the number on the tin. The surface tells you when it is due — here is how to read it.

Ask three contractors how long a driveway sealer lasts and you will get three different answers, all of them delivered with confidence. The honest answer is that lifespan depends on the product, the number of coats, the porosity of the surface, how much traffic it takes and how much standing water it endures. Those variables swamp any headline figure.

Rather than guessing, it is far more useful to learn to read the surface. A sealed drive gives clear, early signals that it is wearing thin, and catching them means a straightforward recoat instead of a strip and start again.

What actually wears a sealer out

  • Tyre scuff, especially where wheels turn on the spot rather than roll — power steering on a stationary car is brutal on a coating.
  • UV exposure, which slowly breaks down the resin, particularly on south-facing drives.
  • Standing water, which sits and works at the film far more than water that runs off.
  • Grit and salt in winter, which abrade the surface underfoot and under tyre.
  • Fuel and oil drips, which attack the coating locally and create early failure points.
  • The number of coats it started with — a single-coat job wears through in a fraction of the time of a two-coat job.

The wear pattern is always the same

Sealer never wears evenly, and knowing where to look saves a lot of guesswork. It goes first at the entrance where every vehicle crosses, then in the wheel tracks, then in the turning circle where the car manoeuvres. It lasts longest at the edges, along the borders and anywhere nothing drives.

That contrast is your measuring tool. Compare a quiet corner against the wheel track. If the corner still beads water and holds colour while the track has flattened off, the sealer is partway through its life. When the difference becomes obvious from a standing position, it is due.

Three tests you can do yourself

  • The water test: pour a cup of water on a worn area and a protected area. Where the sealer is sound, water beads and sits. Where it is spent, water darkens the surface and soaks in within seconds.
  • The colour test: hose down a section. If wetting it makes a dramatic difference to the colour, the sealer's enhancing effect has gone.
  • The dust test: rub a dry palm across the surface. A sound sealed surface feels smooth and leaves the hand clean. A worn one feels open and leaves fine dust.

Recoating versus stripping

The great advantage of catching wear early is that a recoat is a simple job: clean thoroughly, let it dry completely, apply a compatible sealer. The remaining film is sound, the new coat bonds to it, and the finish stays even.

Leave it too long and you get a patchwork — bare surface in the wheel tracks, intact film at the edges. Sealing straight over that gives an uneven sheen, because the bare areas drink product and the sealed areas do not. At that point the honest options are to strip fully and start again, or to accept a visibly variable finish.

Compatibility matters. A solvent-based product over a water-based one, or an unfamiliar brand over an existing coating, can soften or lift what is already there. Keep a record of the product used, and if you do not know what it is, test a small area before committing.

How to extend the life you get

  • Insist on two coats at the outset; the difference in longevity is disproportionate to the extra cost.
  • Fix ponding before sealing — water that sits will find the weakest part of the film.
  • Sweep regularly, because grit under tyres works like sandpaper.
  • Clean up fuel and oil drips promptly rather than letting them work on the coating.
  • Wash the drive gently once a year rather than aggressively every few years; gentle regular maintenance preserves the film.
  • Avoid heavy rock salt use in winter.

Signs it has genuinely failed

Flaking or peeling in sheets usually means an adhesion problem rather than simple wear — most often the original surface was damp, dirty or contaminated when it was sealed. A worn sealer thins away; a failed one detaches.

A milky or cloudy appearance appearing months later generally indicates moisture trapped beneath the film, either from sealing too soon after cleaning or from water rising through the base. Recoating over it will not help; the cause has to be dealt with first.

Persistent tackiness long after application points to over-application or a cure that never completed. That needs stripping rather than another coat on top.

Is it worth resealing at all?

If you liked the result the first time and the drive is otherwise sound, resealing is straightforward, quick and considerably cheaper than the first application because the preparation is lighter. It also keeps the jointing sand locked, which on block paving is often the main practical benefit.

If the sealed appearance was never quite to your taste, or the drive is approaching the end of its serviceable life, letting the coating wear back naturally is a legitimate choice. A clean and re-sand will still keep it looking respectable in the meantime.

Common questions

Can I just seal over the worn patches?
Spot sealing almost always shows, because the new product sits differently on bare surface than on intact film. Recoating the whole area gives a consistent result and is the reason it pays to recoat before the wear becomes dramatic.
Does a sealed drive still need cleaning?
Yes, though it should clean more easily and hold its appearance longer between washes. A sealed surface still collects organic growth in shaded, damp areas.
Will resealing fix the patchy finish I already have?
Not reliably. Where some areas are bare and others still coated, absorption differs and the sheen stays uneven. Stripping and starting again is the route to a genuinely uniform finish.
How do I know what sealer was used originally?
If there is no record, a small test patch with your intended product will show quickly whether it bonds cleanly or softens what is underneath. That five-minute test avoids a very expensive mistake.
