A few months after a new block paving drive is laid, a chalky white haze often appears across the blocks. It is patchy, it looks worse when dry, and it is a common source of complaints to installers. In the great majority of cases it is efflorescence, and it is neither a defect nor anyone's fault.
Efflorescence is free lime within the concrete being carried to the surface by moisture, where it reacts with carbon dioxide in the air and deposits as a white calcium carbonate film. It is a natural part of concrete products curing and weathering, and understanding that changes how you should respond to it.
How to tell efflorescence from other white marks
- Efflorescence is powdery, sits on and just below the surface, and is usually patchy rather than uniform.
- It looks dramatically worse when the paving is dry and can vanish almost completely when wet.
- It typically appears in the first year or two of a new installation and diminishes over time.
- Limescale from hard water run-off is harder, more crystalline and localised around a specific water source.
- A milky bloom under a sealer is trapped moisture, is smooth rather than powdery, and does not wash off at all.
- Cement staining from installation is more solid, adheres firmly and does not fade with weathering.
Why washing it off does not work
The lime causing efflorescence is inside the block, not on it. Washing removes the deposit currently at the surface, but moisture continues to move through the block and bring more lime up. The bloom returns, sometimes within weeks, and people conclude the cleaning failed.
Worse, washing pushes water into the paving, and water is the transport mechanism for the whole process. Aggressive repeated washing of fresh efflorescence can actually prolong it.
The mechanism also explains the seasonality: it tends to be most visible after wet periods followed by drying, because that is exactly the cycle that carries lime out and leaves it behind.
The default recommendation: wait
Efflorescence is self-limiting. There is a finite amount of free lime in a block, and each cycle removes some of it. Ordinary weathering — rain, wind and traffic — gradually clears it, typically over the first year or two of the paving's life.
For a domestic drive, patience genuinely is the best treatment. It costs nothing, involves no risk of damaging the blocks, and produces a better long-term result than intervening early.
The exception is where it is genuinely severe, persists well beyond the expected period, or the appearance is unacceptable for a commercial frontage. Then treatment is reasonable.
Treatments, and their risks
- Dry brushing with a stiff broom removes the loose surface deposit and is completely safe. Do it dry, not wet.
- Proprietary efflorescence removers are mild acid formulations that dissolve the calcium carbonate. They work, but need care.
- Any acid treatment must be applied to a pre-wetted surface, kept off adjacent stonework and metal, and neutralised and rinsed thoroughly afterwards.
- Acid can etch the block face and dull the colour if left too long or used at too high a concentration — always test an inconspicuous area.
- Never use acid on limestone, on lime-mortar pointing, or on stone of uncertain type.
- Acid treatment does not stop future efflorescence; it only removes what is currently there.
Managing the moisture, which is the real control
Because moisture drives the whole process, anything that keeps water moving off and away from the paving reduces the severity and duration. Clear drainage, correct falls, and no standing water all help materially.
Where a specific area shows persistent efflorescence long after the rest has cleared, there is usually a moisture source: a leaking downpipe, a broken gully, a raised bed retaining water against the paving, or a soakaway that is not soaking away. Fixing that source is the effective treatment.
On patios, a bedding layer that is holding water — often because it was laid on a full mortar bed with no drainage path — will produce efflorescence that keeps returning indefinitely, because the moisture supply never stops.
Efflorescence and sealing
Do not seal over active efflorescence. The sealer traps the deposit and the moisture path beneath it, and the result is a permanently hazy surface that can only be corrected by stripping the coating.
The correct sequence is: let the efflorescence run its course, treat any residual deposit, allow the paving to dry thoroughly, then seal. This is one of the main reasons installers advise waiting before sealing new paving rather than doing it immediately.
Once the process has finished and the surface is sealed, efflorescence is much less likely to reappear, because the sealer restricts the moisture movement that transports the lime.
What to say to your installer
- Efflorescence is a recognised characteristic of concrete paving products and is generally excluded from product warranties.
- That said, if it is confined to one area rather than spread across the drive, ask about a moisture source or a drainage fault.
- If it appeared immediately and is heavy across the whole area, ask what bedding and jointing materials were used.
- If the paving was sealed at installation and is hazy beneath the coating, that is a workmanship question rather than a product characteristic.
- Photograph it dry, in daylight, at intervals — a record showing whether it is improving or persisting is genuinely useful evidence.
